I found the non-steam version (on Nexus) but there's a problem: there's only a 'contents.pak' so my game doesn't read it?

Also, it's quite awkward to have the download button lead to Steam as an 'external site', no?

Dude extract the contents.pak file into your mods folder it worked for me.
